Identifying Needs - The process starts with identifying your needs. This is one of the most crucial steps in searching for your home. In this step, you may find yourself wanting everything imaginable for an affordable price. With this mentality, you might find yourself searching for a lifetime for the perfect home. To avoid this phenomenon I will sit down with you and systematically go through the features that you require such as, style of home, number of bedrooms, extra features, neighborhood, types of schools etc. With each requirement, I will identify the positives and negatives and will work with you to find the best home that suits you.
Measuring Affordability - Once the requirements are set, it is important to determine affordability. With out knowing what is affordable, you may find yourself looking for a home that is outside of your range. There is a distinct difference between being able to purchase a home and being able to afford a home. A good way to measure your affordability is to get pre-approved. I will assist you through the pre-approval process and help you get a good under\standing of the fees and closing costs that are incurred during, and at the end of the home buying process to help you plan financially.
The Excitement Begins - After we are done all the preliminary work, the excitement begins! I will match all of your criteria’s to active properties on the MLS system and we will view each home that fits your needs. I also set up an automated email notification to instantaneously let us know of any new properties that come on the market. These notifications are also sent to my blackberry so that your perfect home will not slip away from us because we were too slow.
Preparing the Offer - We found your perfect home! Although the Real Estate Purchase Contract is a standard contract used by all Real Estate Associates, the strength and enforceability of the contact is highly dependent on how it was prepared. With my experience in strategic negotiation, you can be assured that we will negotiate the best price possible, and prepare a contact that will protect you.
Doing Our Due Diligence – After we have a negotiated the Purchase Contract, there are a number of things that are required before we waive the conditions of the contract. I will walk you through the essential steps so that you can have comfort in purchasing your new home.
Continuing Support – When all of the conditions are satisfied and your finances are in place, the time between the Waiver of Conditions and your possession date can be far apart as a couple of months. At this point, you might find your excitement uncontainable and you have more questions now then you had during your home search. Too often, Real Estate Associates leave their clients after the contract is in place. I continue to provide the support during this time and will assist you with any questions that you may have before and after your possession date.

The steps above are just a general rule of thumbs and my experience in this industry also allows me the flexibility to adapt the home buying process to accommodate any needs you may have..
